Tuckpointing & Brick Repointing in Richmond, VA
Mortar repair for brick homes and chimneys, including lime mortar repointing for Richmond's older brick houses.
Brick can last for generations, but the mortar between the bricks wears out much sooner. Once joints crack, crumble or wash out, water can get into the wall. That leads to loose bricks, damp patches, stains and bigger repairs later on.
Richmond Masonry is a masonry contractor based on West Broad Street in Richmond, Virginia. We provide tuckpointing and brick repointing, lime mortar work on older brick homes, and brick and chimney mortar repairs. We inspect the masonry first, carefully remove the failing mortar, match a suitable mortar to your existing brick and finish the joints neatly. Our workmanship is backed by a five-year guarantee.

Signs Your Mortar Needs Repair
Mortar is meant to be the weak point of a brick wall. It wears away first so the bricks don't have to. Here are the signs it's time for brick repointing:
-
Crumbling or sandy mortar. The joint powders when you scratch it with a key or screwdriver.
-
Recessed or missing joints. The mortar has worn back from the face of the brick or left gaps.
-
Cracks in the mortar joints. This includes step-shaped cracks running through a wall or chimney.
-
Loose bricks. Bricks that move by hand, or have dropped out of steps, walls or a chimney.
-
Flaking or spalling brick faces. The surface of the brick is breaking away, often near hard or failed mortar.
-
Damp patches or white staining (efflorescence). These often show up inside the house or on the masonry itself.
-
Chimney joints that look open or washed out, especially near the top, where the chimney takes the most weather.
These signs don't all have the same cause. Water from a gutter, poor drainage or movement in the structure can all be part of the problem. That's why we inspect the masonry before recommending a repair.

Repointing vs. Traditional Tuckpointing: What's the Difference?
Most people use "tuckpointing" and "repointing" to mean the same thing: fixing worn mortar joints. In the trade they're two different techniques.
Repointing (what most brick homes need)
Repointing means removing deteriorated mortar from the joints and replacing it with new mortar that suits the existing brickwork. Done properly, it seals the joints against water and makes the wall sound again, usually without replacing the surrounding brick. When you search for "tuckpointing Richmond VA," this is almost always the repair you need.
Traditional tuckpointing (a decorative finish)
Traditional tuckpointing is a decorative technique. The joints are filled with mortar colored to match the brick. Then a thin, raised line of contrasting mortar, often called a ribbon joint, is applied along the center of each joint. The result looks like very fine, straight joints. You'll see it on some historic buildings, but it's a specialist finish and not a standard mortar repair.
Lime Mortar Repointing for Richmond's Older Brick Homes
Many older brick homes in Richmond, including houses in the Fan and the Museum District, were built with softer brick and lime-based mortar. That matters when the joints need repair.
Modern Portland cement mortar is much harder and less breathable than traditional lime mortar. Hard mortar in soft, older brick traps moisture and stresses the brick around it. Over time the brick faces can crack or flake off. The general preservation rule, and the one the National Park Service recommends for historic masonry, is that new mortar should be no harder than the brick or the original mortar.
For historic brick repointing, we use lime-based mortar suited to the masonry being repaired. We look at the condition of the brick and the existing joints first, then choose the mortar and joint finish so the repair works with the wall and blends in with it.
Brick and Chimney Mortar Repairs
Brick wall and mortar repair
Some jobs need more than fresh mortar. Where bricks are cracked, spalled or loose, we replace damaged bricks as part of the repair and match them to the existing brick as closely as practical. We repoint the joints around them so the wall is sound and consistent.
Chimney tuckpointing
Chimneys take more weather than almost any other part of a house, so their mortar joints often fail first. Open joints let water into the chimney and down into the house. Chimney tuckpointing replaces the failing mortar and replaces damaged bricks where needed, so the chimney sheds water again.

Our Tuckpointing Process
-
Inspect the masonry. We look at the brick, the mortar joints and any signs of water or movement before recommending a repair.
-
Carefully remove the old mortar. We remove deteriorated mortar using tools appropriate to the brick and the joint, taking care not to damage the brick edges.
-
Replace damaged bricks where needed. Cracked, spalled or loose bricks are replaced and matched to the existing brick as closely as practical.
-
Match suitable mortar to the existing masonry. We choose a mortar that suits your brick, including lime-based mortar for older brickwork, and consider color, texture and joint finish.
-
Repoint and finish the joints. New mortar is packed into the joints and tooled to a finish that suits the wall.
-
Clean up. We clear away mortar debris and materials and leave the work area clean.

Tuckpointing FAQs
How do I know if my brick needs repointing?
Common signs are mortar that crumbles or turns sandy when scratched, joints that have worn back from the brick face or gone missing, cracked joints, loose bricks, and damp patches or white staining on or inside the wall. If you see any of these, it's worth having the masonry inspected before the damage spreads.
Is tuckpointing the same as repointing?
Most people use the words to mean the same thing: replacing worn mortar joints. Strictly speaking, repointing is removing old mortar and replacing it with new mortar. Traditional tuckpointing is a decorative finish that adds a thin contrasting line of mortar along each joint. Most brick homes need repointing.
Do you use lime mortar on older Richmond homes?
Yes. Many older brick homes in Richmond, including in the Fan and the Museum District, were built with softer brick and lime mortar. We use lime-based mortar suited to the masonry being repaired, because mortar that is harder than the brick can damage it over time.
Can you match my existing mortar?
We match a suitable mortar to the existing masonry, looking at its type, color, texture and joint finish. New mortar can look slightly different at first and usually blends in more as it weathers.
Do you repair chimney mortar joints?
Yes. We repair brick and chimney mortar joints, including replacing damaged bricks where needed. Chimneys are exposed to more weather than most of a house, so their joints often need attention first.
Why not just spread new mortar over the old joints?
New mortar spread over loose or crumbling mortar doesn't bond well and tends to fall out, often trapping water behind it. Proper repointing removes the deteriorated mortar first so the new mortar can bond to sound material.
What affects the cost of tuckpointing?
The main factors are how much wall area needs work, how deep the mortar has failed, how many bricks need replacing, the type of mortar needed, and access, such as height or a chimney. We give you an estimate after inspecting the masonry.
When is the best time of year for repointing?
Mortar needs time to cure and shouldn't freeze while it sets. Lime mortar is especially sensitive to frost and to drying out too fast in hot sun. Repointing is generally done in mild weather and protected from extreme conditions.
Do you guarantee your tuckpointing work?
Yes. Our workmanship comes with a five-year workmanship guarantee. Ask us about the details when you request an estimate.
